Park West building update October ’18

Dear Neighbours,

Since my last update on 10 August, we have really turned the corner on weather and seen some good progress on site. It looks as though we may be in for a long hot summer, which is probably good news for most of us, but not for farmers!

Excavation and foundations for the building are now complete, and the last excavation will be lowering the vehicle ramp to its final level. Dust has not been an issue in the wetter months, and this final excavation will have dust measures in place again as and when required. Thankfully, there isn’t that much to do.

You will have seen the progress made on the south wing (Park Ave), and we expect to have the steel structure complete in December. This is good news on the noise front! Steel erection is unavoidably one of the noisiest activities, and the end of that phase will be a major milestone and a relief for everyone, I am sure.

Façade cladding is now commencing, and we expect by Christmas to have a significant amount in place to the Park Ave and Seafield View Rd facades. Progress will also be made along the south side next to 65 Seafield View Rd. The façade will provide additional noise mitigation to Seafield View Rd, and this work will continue on to the south wing in 2019.

Painting of the steel is progressing well, and the first fix of services (some plumbing pipes) has begun in the north wing. This marks the commencement of the interior fit-out.

A recent source of noise associated with this work has been the beepers on the mobile working platforms above ground level. While this noise does not exceed allowable limits, we are mindful of the fact that it can be irritating. However, as the façade progresses, noise will be shielded, and then contained, so we ask for your patience in the next few weeks. On the north wing, we are nearly at the stage where work is indoors!

The fit-out stage will, of course, bring an increase in the number of trades attending site. In order to mitigate parking problems, the University is temporarily relocating some of its staff parking to our Newmarket campus. Off-street parking at the south end of Park Ave will be allocated to subcontractors, in order to keep their vans and cars off the streets.
